Existing Investments
To date we have already helped our investor clients to purchase 5 apartments, 7 penthouses, 28 townhouses, 5 semi-detached villas, 1 detached villa and 20,000m² of land. These investments will gradually be sold off over the next 2 years, netting an potential 100% net growth in capital which we then intend to reinvest for a further 2-3 years, giving an estimated 300% growth in capital over a period of 5 years!
Examples of these include
1) Cortijo Real in Elviria, 10 km out from Marbella in the direction of
Malaga .
We regard this development as the ‘jewel in the crown’.
While apartments are ten a penny on the Costa del Sol , town houses are few
and far between, and always attract a premium. Cortijo Real is comprised
solely of townhouses, built to a traditional Andalucian style, with an inner
courtyard open to the stars, incorporating solar heating, to a wonderful
finish quality, and in a magnificent location close to both golf and beach.
In trying
to ensure the success of this, their first development in Spain, we feel
that the developers initially substantially under priced it. Thus, whereas
our own purchases were made at a price of 326,000 euros per unit, the final
phase of the development is now expected to go out at 595,000 euros – a
huge 82% increase in price relative to our original deposit of just 30%,
representing a gain of 275% on this initial outlay.
2) Casares del Sol in Casares Bahia, 10km out from Marbella in the direction
of Sotogrande
Another big success story, this development of high
quality apartments is on a hillside location, with golf either side, and
the beach within 5 minute’s drive, and contains its own sports facilities,
shop, restaurant etc. In this development we deliberately selected mainly
penthouse apartments, and it is indeed these which have shown the greatest
price rise, already in excess of 30% (representing a profit of over 100%
on the 30% deposit).
3) Las Nayades
A very choice development of luxury apartments near to Estepona
bordering the existing and very select Cabo Bermeja development, in which
we have purchased a penthouse in a prime location.
4) Sierra Fortuna
Moving further East, Sierra Fortuna is a land purchase scheme
situated in the hills above Malaga , which should show a similar profit potential
to the more conventional property purchase situation, and which is already
showing a profit of 38% on the original purchase price of just a few
months ago.
5) Capistrano’s Garden
Capistrano’s Garden is a very recent
development in our favourite Costa del Sol location of Nerja. This is one
of only two or three remaining possible building sites within Nerja – an
unspoilt Spanish town that intends to remain so. We were able to secure the
whole of phase one of this select (45 townhouse) development, pre-release,
and expect to see very considerable gains once the site is released generally.
6) Capistrano Heights
Capistrano Heights is a very similar development,
again in Nerja, situated on the hillside with phenomenal views. Again we
have been able to secure the whole of phase one, pre-release, in this development
of stylish town houses (with individual pools), and expect to see equally
substantial gains once general sales commence.
